Private Sector Leasing Scheme

We are looking for a limited number of suitable properties that West Northamptonshire Council will lease as part of our ‘Private Sector Leasing Scheme’ - designed to provide landlords with a reliable and ‘hands-off’ managed service with ‘No Fees to Pay’.

  • West Northamptonshire Council to become your tenant
  • An agreed lease term of three to seven years with Guaranteed Rent
  • No void periods and no liability to Utilities
  • A full written and photographic inventory provided prior to the lease
  • Periodic inspections with photographic reports
  • Reduced property maintenance obligations
  • The property is returned to you in the condition it was let, allowing for fair wear and tear
  • Ensure all landlords’ legal obligations are met

As well as taking care of some of the routine maintenance, once you have provided us with the initial gas safety (where applicable) and electrical certificates, we would arrange and pay for ALL subsequent certificates and reports relating to gas and electric for the duration of the lease.

Property Criteria

  • Must be in the Northampton borough
  • Must be offered as a single dwelling - we are currently not accepting Houses of Multiple Occupation (HMO)
  • Must meet the minimum standards, and be safe and free from any health hazards in line with the Fitness for Human Habitation Act 2018
  • Must have an up to date EPC rated at level 'E' or above carried out by an accredited assessor
  • Must have an up to date gas safety certificate carried out by a registered Gas Safe engineer
  • Must have an up to date electrical certificate (EICR) with no category 1 or 2 hazards carried out by a certified electrician

Tenant Find Only Service

  • Free market appraisal
  • Full marketing of property
  • Sourcing and referencing of suitable tenants carried out
  • Full written and photographic inventory prior to the tenancy commencing
  • First month’s rent and deposit collected in advance
  • Utilities transferred to tenant’s name
  • Ensure all landlords legal obligations are met

Our one-off set-up fee covers part of the cost of setting up the letting arrangements, including:

  • initial property inspection
  • market appraisal
  • production of an accurate and comprehensive record of the condition and contents of the property.
